DRIVING DIRECTIONS:

We are located on Independence Avenue, just North of its' intersection with Colbern Road, and South of its' intersection with Strother Road.  Independence Avenue is the West outer road of M-291 Highway, and at our location, 291 Highway is also commonly referred to as 470 or even 435.  Our building and 3-acre pond can be easily seen from the highway, but you must exit 1/2 mile North or South of our location to be able to access our entrance from off of Independence Avenue.

From the North, including KCI: Take I-35 or I-435 South/East to I-70 East.  Exit I-70 East at M-291 South.  Proceed on M-291 South to the Colbern Road Exit, Turn right on Colbern, and immediately right on Independence Avenue.  Also M-291 South from any point in North Kansas City/Liberty works well.

From the South: Take Hwy 71 North to I-470 East.  Exit 470 East at the Douglas/Colbern Road Exit.  Take a left and go North over the overpass on Douglas Street.  At the stoplight, take a right and go East on Colbern Road.  In 1 mile turn left and go North on Independence Avenue.  Also M-291 North from any point in South Kansas City works well.

From the West: Take I-435 East until it turns into I-470 East.  Continue East on 470 to the Douglas/Colbern Road Exit.  Take a left and go North over the overpass on Douglas Street.  At the stoplight, take a right and go East on Colbern Road.  In 1 mile turn left and go North on Independence Avenue. 

From Downtown: Take I-70 East to M-291 South.  Proceed on M-291 South to the Colbern Road Exit, turn right on Colbern, and immediately right on Independence Avenue.

From the Plaza: Take Hwy 71 South to I-470 East.  Exit 470 East at the Douglas/Colbern Road Exit.  Take a left and go North over the overpass on Douglas Street.  At the stoplight, take a right and go East on Colbern Road.  In 1 mile turn left and go North on Independence Avenue.

From the East: Take I-70 West to M-291 South.  Proceed on M-291 South to the Colbern Road Exit, turn right on Colbern, and immediately right on Independence Avenue.  Also Hwy 50 works well in to Lee's Summit, take 50 Hwy to M-291 North and follow directions above.
